As it Pertains to the Annual Assessment: Amenities’ Support + Member Access

  • How does the annual assessment affect my amenity access and member-exclusive benefits?

    Payment of the Annual Assessment includes the activation of four Member ID Cards, which can be assigned to any qualifying family member on your property. Properties with larger families can activate up to four more Member ID Cards each year for a per-card fee.

  • What happens if I don’t pay my annual assessment?

    The Assessment Collection, Delinquency and Foreclosure Actions Policy established by the Tahoe Donner board of directors, outlines in detail the steps taken to resolve delinquent accounts, including how penalties and interest are calculated. The policy also states that if Annual Assessment payments are not received, membership rights, including seeking election and access to amenities, may be suspended by vote of the board until the balance is met. Unpaid accounts as of May 1 will be reported to a third-party collection agency.

  • What are member-exclusive pricing and benefits?

    These are benefits provided exclusively to members, which can include:

    • Lower-tier pricing on ski season passes, lift tickets or trail passes, lessons and equipment rentals at Tahoe Donner’s ski areas, plus complimentary ski days at Downhill Ski Resort or Cross Country Ski Center.
    • Access to season-long locker and equipment rentals at Cross Country Ski Center.
    • Lower-tier pricing on golf season passes, lessons and clinics, optional pricing on multi-play packs and green fees, and priority reservation for tee times.
    • Priority registration for summer camps, day programs and lessons at various summer amenities.
    • Access to season-long summer storage for kayaks and standup paddles at Beach Club Marina.
    • Access to Season-long boat and RV storage.
    • Lower-tier pricing and priority registration for horse boarding, camps and pony rides at the Equestrian Center.
    • Lower-tier pricing on lessons and equipment rentals, plus priority reservation at the Tennis + Pickleball Center.
    • 10% off at Tahoe Donner-owned retail locations.
    • Promotional dining deals at Tahoe Donner’s dining amenities, including seasonal buy-one-get-one 50% off deals.

  • Do I have to pay the Recreation Fee for all Member ID Cards on my property?

    No, you do not pay for the All-Member option if you only wish to provide unlimited access two Member ID Cards or less. Member ID Cards without a paid Recreation Fee applied will instead pay the Daily Access Fee when accessing private amenities.

  • Will Daily Access Fees and the Recreation Fee remain in effect in 2026?

    Daily Access Fees will no longer apply for members with active Member ID Cards beginning January 1, 2026. This will also negate the purpose of the Recreation Fee, which will be phased out as well. Payment of the Annual Assessment each year will include unlimited private amenity access for all active Member ID Cards; a separate per-card fee applies annually to activate additional Member ID Cards beyond the four included in the Annual Assessment.

    Daily Access Fees will continue to be required for personal guests and short-term tenants with a valid short-term tenant card.

As it Pertains to the Amenity Access Rule

  • If I own a property, are my family and I not automatically Tahoe Donner members?

    The association defines its membership as a function of governance, where certain rights and responsibilities are reserved for property owners listed on the deed. Per Article III, Section 1 of the Governing Documents:

    Every Owner of a Separate Interest, other than Commercial Lot Owner, shall be a Member of the Tahoe Donner Association. Each Owner shall hold one membership in the Association for each Lot and/or Condominium owned and the membership shall be appurtenant to such Separate Interest…Each Member of the Association shall be entitled to one vote for each Separate Interest owned by said Member.”

    As it pertains to the community, property owners and qualifying family can enjoy access to private amenities, member-exclusive pricing and benefits at all amenities and more via an extended definition of an “owner.”

    Per Article 1, Section 22 and 26 of the Governing Documents:

    Section 22. “Member” means any Person who is defined as a Member of the Association in Article III, Section I and whose rights are not suspended pursuant to Article XIII, Section 6 hereof.

    Section 26. “Owner” means any Person who owns a fee simple interest in any Lot. The term “Owner” shall include, except where the context otherwise requires, the members of an Owner’s family.

    As such, family and cohabitor “owners” are association members, but without those “membership” rights and responsibilities reserved or deed holders.

    Additionally:

    • Any Tahoe Donner member in good standing (meaning no outstanding dues) may participate on committees or run for the board of directors.
    • Any Tahoe Donner member in good standing may access private amenities or enjoy member-exclusive benefits, privileges or discounts only with an active Member ID Card.

Member ID Cards

  • I have a family member that will no longer require a Member ID Card, can I transfer it to another member on my account?

    No, Member ID Cards are not transferable. When activated, Member ID Cards remain valid for their associated members from Jan. 1-Dec. 1, regardless of their frequency of use during that time.

  • The updated Amenity Access Rule indicates that properties may have a maximum of 10 Member ID Cards at some point. When will that be?

    An increase to the maximum number of Member ID Cards per residential property is to be determined through the annual budget process beginning Jan. 1, 2026. See below:

    Starting on Jan. 1, 2026, and as determined by the board of directors through the annual budget process, a minimum of two (2) and a maximum of four (4) Member Photo ID Cards shall be allotted per residential parcel and included in the payment of the Annual Assessment. No later than Jan. 1, 2027, four (4) Member Photo ID Cards shall be allotted per Residential Parcel and included in the Annual Assessment.

    If an owner’s family members number less than the number of Member Photo ID Cards allotted per Residential Parcel, no additional Member Photo ID Cards shall be granted for relationships not ordinarily qualified under this rule, except as provided for by the Member ID Card Exception Process.

    If an owner’s family members number more than the number of Member Photo ID Cards allotted per Residential Parcel, the owner shall be entitled to purchase up to six (6) additional Member ID Cards annually.

  • Why do we now need to provide documentation for verification?

    Member feedback and reports have indicated that greater steps needed to be taken to preserve the integrity of the member experience at amenities, given incidences of fraudulent activities or abuse of privileges. Verification helps prevent the misuse of Member ID Cards.

Transferable Short-Term Tenant Cards

  • Do I have to provide my tenants with private amenity access?

    No, providing short-term tenant cards to your renters is entirely at your discretion. STR property owners do not have to participate in the short-term tenant card program.

  • Why are STR tenants not considered personal guests if they are staying at a property I own?

    If tenants stay at your property under a signed STR lease agreement, the association considers them transient occupants. Personal guest entitlements are reserved for close personal relations, such as extended family and friends of members.

  • Is the $75 administration fee per card?

    No, it is a flat fee whether you request one or all six cards.

Personal Guest Access + Applying Guest Rates

  • Is there a special card for personal guests?

    No. Per the updated Amenity Access Rule, the use of transferable guest cards was phased out, effective Jan. 1, 2025. Transferable guest cards are no longer valid or accepted. If presented at Tahoe Donner amenities, staff may collect them to remove them from circulation.

    Personal guests can access private amenities, pay the Daily Access Fee at the guest rate, or receive special guest pricing when accompanied by a Tahoe Donner member with a valid/active Member ID Card, or be registered to a member account with a valid/active Member ID Card. Personal guests not accompanied by a member must provide the member’s name of which they are registered under and photo ID if 16 years of age or older.

  • How do I register my personal guests?

    Members with active Member ID Cards can conveniently register their personal guests on their ShopTD accounts.
